We are a small, customer-oriented company offering unique southern Adirondack recreational properties at affordable prices.

Located primarily in the Lake George region and surrounding areas, we specialize in the acquisition and sale of unique Adirondack recreational properties - picturesque, feature-packed parcels in prime locations with quiet wilderness, lakes, streams, ponds, mountain views, big-game hunting, walking trails, and excellent building sites.

Whether you seek a sportsman's retreat, a weekend getaway, or the perfect place to spend the golden years, we think you'll be pleased by our selection of beautiful Adirondack properties.

Because we are the owner and not a broker, we seek out only those properties which represent the best value for both our money and yours. Since we have to make the original purchase decision ourselves, we put our inventory through a rigorous selection process from both a legal and physical standpoint before the time of purchase. We begin with only the highest quality offerings from the many we learn about. Once we have made an initial purchase decision, we will conduct a rigorous study to ensure the property will deliver the worry-free enjoyment our customers expect. As part of the process, we will walk the property to familiarize ourselves with its' physical attributes; acquire the tax maps, deeds, surveys, abstracts of title, and other relevant information on the parcel; and use our market experience to evaluate whether the property is indeed a bargain for our customer.

A property must have clear title and deeded access; it must merit conveyance by Warranty Deed (the highest form of deeded ownership), and it must be eligible for title insurance. (We purchase title insurance when we acquire a property, but you may reinsure at closing if you desire.) Only after we are satisfied that the property will meet our highest standards and yours do we commence with final negotiations.

Our way may appear time-consuming and slow, but based on our combined experience in the land business, we believe it is the right way. Once we are satisfied that a property will meet our expectations, we then offer it to you.

In keeping with our philosophy that "the customer knows best", we avoid the gimmickry, artificial urgency, and the inflated claims of many high-pressure sales organizations. We prefer to listen to our customers needs and provide as much relevant information as possible, then walk the land with them and let them make their own decisions. Naturally, we are always pleased when one of our customers discovers the property of his or her dreams, but we let that be a personal decision. Our goal is a satisfied customer.
